Act independent of listing brokers and big “franchised” offices - this way we can offer you a completely unbiased view of a property without feeling that we need to sell it to keep the transaction “in-house”

Consult with you to identify key considerations and desires in your home purchase with regard to location, amenities, style and requirements

Provide you with full agent responsibilities including confidentiality, loyalty, obedience, and disclosure as your exclusive buyer agent

Subscribe and embrace the REALTOR Code of Ethics

Help you identify financing options depending upon your needs and requirements

Grant access to the Greater Boston Multiple Listing Service (MLS) so you can search on-line for available properties on the market

Enroll you into our HomeFinder System which will send you daily e-mail alerts (including pictures and addresses) for homes meeting your criteria

Arrange showings for homes meeting your criteria for which you would like to see

Provide feedback on properties during and after viewings based upon our experience

Help you develop a pricing and negotiation strategy for the property you wish to make an offer based upon recent comparable sales in the area

Communicate the offer to the selling agent / seller to make the strongest case possible for why the offer is worth accepting

Review and communicate any rejections / counter offers and re-evaluation of our negotiation strategy, as needed

Refer you to reputable and qualified home inspectors, radon inspections, pest inspectors, lead paint inspectors, attorneys, and mortgage lenders

Attend the home inspection and negotiate any additional concessions which may be required based upon the inspection

Review available condo docs (this should not replace the legal review done by an Attorney) for potential issues / considerations

Provide project management oversight through the entire process including P&S signing, communicating information between attorneys, mortgage companies, sellers / sellers attorneys and the buyers

Arrange for any pre-closing property visits, including the final walkthrough

Attend the closing to answer any last minute questions

Provide post-closing resource referrals (ie: painters, electricians, plumbers, contractors, etc.)

What Buyer Agents of Boston WILL NOT Do

Act like salespeople - we want to be your Personal Real Estate Consultant and help you make the most educated decision possible

Try to get you to buy more house than you are comfortable with buying - no one wants to be “house poor”

Take commissions or fees from any vendor that we refer you to - our past clients tell us that they do a good job and make the process much easier - that is compensation enough for us

Forget you after the offer has been accepted - there is a lot that needs to happen between the offer being accepted and getting to the closing table

Perform “dual-agent” or “designated-agent” roles - “Buyer Agent” is our only role in the transaction so there will never be a conflict of interest 

Have listing agents sitting next to buyer agents in the office - all of our transactions are at “arms-length”

Work with everyone - We take our business very seriously and we expect our clients to take their home search serious also.  Therefore, we require that our clients are:
  • Pre-approved by at least one mortgage company licensed to do business in Massachusetts;
  • Serious and motivated about their search;
  • Willing to enter into an written agreement for Buyer Agents of Boston to help them through the process,
  • Committed to keeping appointments at scheduled times, and
  • Upfront and inform us if situations occur which impact their home search
