What most home buyers do not realize is that unless they have a contract to have an agent represent them as their "buyer agent" all of the agents they speak with are working for the seller of the real estate.  Under agency law, agents are legally and ethically bound to protect and promote the seller's best interests, not the buyers.  Also, information shared between the buyers and the agent (e.g. "my negotiation range is x" or "this is my dream home - I have to have it" or "I would be willing to pay full asking price, but let's see how much we may be able to get them down") must be communicated to the seller as a matter of law and ethics. 

Research showed that most home buyers did not have any idea who "their" agent was working for and because of this was putting themselves at a disadvantage when negotiating the deal. 

Exclusive Buyer Agency - The Best Way To Protect Your Interests

Consumers today want value, service, and honest advice to help them make a decision.  For home buyers today, using an Exclusive Buyer Agent is the only sure way to know they are getting a truly independent perspective on the transaction.  Because Exclusive Buyer Agents and Exclusive Buyer Agencies (e.g. Buyer Agents of Boston) only work with buyers and never take a listing, we do not have any conflicts with sellers.  We have no listings to sell nor are we concerned about trying to get listings. 

Exclusive Buyer Agents have very specific responsiblities to their clients:

  • Confidentiality - all information shared is held in strict confidentiality, including top price, negotiating strategy, financial position, or in some cases, the identity of the buyer
  • Care - We'll use our expertise, negotiating skills, and knowledge to your benefit.  We will help you select qualified experts such as mortgage companies, home inspectors, attorneys, insurors, and moving companies to help make sure the process is as smooth and stress-free as possible
  • Loyalty - Our clients always have our undivided loyalty. 
  • Obedience - We will obey your lawful instructions in dealing with your purchase and give you helpful advice so you can make informed decisions
  • Accountability - We account for all monies entrusted to us as part of the transaction
  • Disclosure - We will tell you everything we know or can learn about a property (both good and bad), its value or the seller's motivations.
